We manage and develop the Shopping Center in every aspect: commercial, technical, financial and administrative. We also offer the possibility of following, organizing and monitoring the establishment of associations or consortia.
We currently manage 32 shopping centers, present throughout central/southern Italy. We are, in fact, in Umbria, Lazio, Campania, Molise, Abruzzo and Puglia. For these centers, in detail, we carry out the following activities:
- Preparation of budget estimates and their control
- opex invoicing, credit recovery management
- analysis and reporting on the performance of the complex and individual operators;
- supervision and control of maintenance activities of the commercial complex
- relationships with suppliers and local institutions
- creation and implementation of marketing and promotional plans for the facility
- Evaluation of economic feasibility
- Location of the commercial structure
- Analysis of the potential market and any competitors of the shopping center
- Authorization process management (administrative authorizations, SCIA models, etc.)
- Relationships with local institutions
- Definition of advertising campaigns
- Definition of promotional-advertising events most suited to the territory
- Interface with operators and problem solving on site
- Budget control management for shopping center opening and launch activities
- Drafting supplier specifications
- Supplier negotiation
- Consortium constitution (statute, regulation, thousandth tables)
Study of the "concept" of the shopping center, aimed at identifying and developing the identity of the Centre.
Development of the shopping center's product mix, following the logic and needs best suited to the market in which the shopping center operates.
Continuing with the aim of developing its network, Ethos, in addition to digital, also thinks about the importance of temporary leasing by having a specialized and innovative approach in choosing how to exploit its spaces in the gallery.
The objective is to make the galleries of its centers increasingly attractive and stimulating both visitors and tenants.
Temporary leasing also moves strategically in sync with all the services that Ethos offers.
In the development of our Digital Network, it was essential to create an internal digital department which, through the social networks of the individual centres, would deliver a unique image of the company.
An entire in-house department, dedicated to the implementation of the social channels of the individual centres, guided, however, by the corporate mission of Ethos.
